Whether you’re looking for your first home or wanting to climb the ladder, buying a new home is an exciting time and we’ll help you at every stage of the process.

If you would like to register your interest in one of our plots, please contact us directly to start the reservation process or to simply discuss a plot in more detail.

Our sales team will assist you with the reservation process and will liaise with you on a regular basis. This will allow you to be kept up-to-date with the progress of purchasing your new home.

Once the reservation fee has been paid, and the form signed, you will  be given exclusive access to our ‘MyHome’ portal. The portal will allow you to track the progress of your property sale and build throughout. It also contains important documents regarding your purchase, and also allows a platform for you to make choices for your new home.

If you will be applying for a mortgage, it is likely to be the biggest financial decision you will ever make. Seeking advice from an independent mortgage advisor is a sensible approach to help you ensure that you find the best product. If you would like a recommendation, please let us know.

You will need to instruct a solicitor to act on your behalf. They are responsible for arranging the transfer of ownership of the property. This is subject to various fees, so ensure you understand what these are likely to be. It is important that you instruct a solicitor as soon as possible as time will be of the essence during the purchase process. Your solicitor, together with Skylark Homes’ solicitor, will do the majority of liaising regarding legals.

Skylark Homes offer a vast choice of high-specification fittings and fixtures. From paint, flooring, bathrooms and kitchens, there are plenty of ways to personalise your new home. As many fixtures and fittings are incorporated throughout the build process, the earlier you reserve your property the more choice you will have in designing your home to how you’d like it. Skylark Homes have a range of samples at our showroom to help make your choices- just ask a member of the team to arrange an appointment.

You can put pen to paper as soon as your solicitor has received your mortgage offer (if applicable), and satisfactory searches are complete. If you are reliant on selling another property, you will usually have to wait until your buyers are in a position to proceed.

Before you exchange contracts, your solicitor will ask you to pay your exchange deposit. The total of this will be specified in your contract.

This is the point where you and Skylark Homes are both legally bound to the sale and purchase of your new home.

If you are unable to exchange contracts there’s no need to panic, simply request that your solicitor contacts our solicitor immediately. Your solicitor will then have the opportunity to explain the reasons for this, and discuss the possibility of an extension to your reservation period.

Please note, any extension to your reservation period is at the discretion of Skylark Homes. An extension at this stage may affect the agreed sale price and any special arrangements that have been made.

Throughout the process, we will give you our best estimate for a build completion date.  This is not to be confused with the legal completion date or the moving date. We will keep you updated with the build progress and do our best to meet this estimated date.

When your new Skylark home is ready, our solicitor can serve notice on your solicitor to legally complete your home purchase within 10 working days.

Your solicitor will notify you of the balance of any monies you are required to pay them prior to completing your purchase.

If you have a mortgage, your mortgage lender may carry out a final inspection. They may also require confirmation from the warranty provider that your new home has been constructed to their standards before releasing the mortgage funds. Your solicitor/conveyancer will provide you with your warranty and insurance certificate, schedule and details of cover.

Your solicitor will then transfer the remaining balance to Skylark Homes on the day that you legally complete.

Congratulations! The big day has arrived. Once all funds have been transferred from your solicitor, it is time to move into your new home. On arrival, you will be met with a member of the sales team who will provide you with your keys and give you a guided tour of your new home. From here, you’ll be provided with any more information that you may need before we leave you to enjoy settling in!
